We want to ensure that tenants receive the highest level of service and to know they are important to the Landlord and our business alike. A satisfied customer encourages longer term stability in a property. Property Appraisal
Our service starts with an appraisal of your current property(s) and a clear guide of what you can expect at each stage of the rental process. We will offer a rental band based on property condition, size and location. This will usually be a more attractive rental income than offered by our competitors, largely due to the quality of service that the tenant can expect to receive from Tingdene Properties.
We will provide information regarding any safeguards that can be made available such as Rent Guarantees and Landlord Insurance. At the same time we will be able to offer advice regarding EPC's (energy performance certificates), Gas Safety requirements and legislation concerning property rental. Tenant Find
Once the decision to rent the property has been made we will market the property through our Website, local newspaper advertising and via our database of customers looking for property in your area. Should a more aggressive campaign be necessary we can also provide leaflet drops and open days to increase the interest in the property.
Tenant Referencing
Through a professional organisation a reference will be carried out giving essential information that is required in order to ascertain the suitability of each prospective tenant. In most cases the cost of such referencing is paid by the tenant however in some cases Landlords may wish to cover this cost to make the property more attractive to the market.
This information will include:-

Personal identity check
Report on detrimental undisclosed address credit history

Accompanied Viewings
Our team will carry out property viewings with the prospective tenants ensuring that clear information is provided regarding the tenant and Landlords obligations at each property. Viewings will be available to tenants daytime, evenings and weekends to ensure the needs of those with busy lives are met.
Property Handover
Upon acceptance of a tenant(s) we will arrange a handover of the property which will include the following:-
· Signing of the tenancy agreement· Reading meters and agreeing them with the tenant
· Key handover
· Collection of final monies due
· Setting up of standing order mandate
· Inspect and agree schedule of condition & inventory
· Explanation of appliances & heating systems
· Issue of call-out numbers for breakdowns/emergencies
Following the handover all meter readings will be forwarded to the relevant utility companies together with the details of the new tenant(s). This will include notification to the Local Council - Council Tax department.

Inventories / Schedule of Condition
This is a comprehensive document detailing every fixture and fitting in the property including details of condition and serial numbers if applicable.
The schedule of condition lists room by room colour schemes, carpets, curtains fixtures again by colour /age/condition.
We will draw the tenants attention to all of the contents of the document during the handover and duplicate copies will be signed and witnessed. Upon termination of the tenancy the report will be compared to the condition it is returned in.
Regular inspections
At agreed intervals we will carry out a thorough inspection of the property to ensure it is being maintained in an acceptable condition by the tenant. A summary of our findings will be reported back to the Landlord including any wants of repairs should they arise.
Routine Maintenance
We will monitor essential certification of each individual property, in particular, Gas Safety Certificates and report to the Landlord when renewal is looming.
In some cases Landlords will agree a level of expenditure with ourselves for breakdowns and emergency repairs so that these can be carried out speedily and at efficient cost without them having to be involved. This can be particularly beneficial to clients who spend time abroad. In other cases the Landlords wish to be contacted directly by the tenant. The level of service required is entirely flexible and can be determined at the outset. Changes can of course be made to this at any time future. All engineers used by our company carry the correct credentials and qualifications for the work they do and we hold copies of their relevant Liability insurance at all times.
Energy Performance Certificates
More commonly known as EPC's, these certificates are required for each individual rented property and are required by Law for all rental properties.

Block Management / Estate Management
We currently manage a range of apartment blocks throughought Northamptonshire. This service also covers the Management of Housing Estates and Developments which have not been adopted by the Local Authorities.
